Through the Missing Middle Fund, M and A Investing will be creating new housing priced at a point where the working class can afford it. Housing will either be built from the ground up or as renovations and additions to existing properties.
Towns and cities in New England are almost universally facing a shortage of homes, even more so with housing targeting the first time buyers. These municipalities are willing to push the limits of their current zoning to allow a net positive increase in available units. M and A will make money by adding units to be sold to working class home buyers.
The condos created by renovations or new builds will be sold while our workforce housing will be a source of monthly revenue through rental income.
Starter homes build local wealth at a huge advantage over similar sized multi-family properties. This creates more buying and spending power in the communities. It also creates a new generation to purchase larger homes in the future.
Workforce housing encourages workers to live closer to their jobs. The lower cost in both time and money encourages spending at other establishments.
Workforce housing works anywhere there are large numbers of hourly workers. There is an endless demand for this type of housing everywhere in New England.
Starter Houses are huge demand all across New England. Pricing these makes the most sense where the total monthly payment for the property close the average cost of renting in the area.
